  • Stabilized Valuation = $34 million (5.5% CAP)

 

Underperforming Retail Neighborhood Center:

  • Rentable Sqft = 50,000
  • Acquisition Price = $7.75 million (reduced from $9.5 million asking with our thorough due diligence & forensic property assessment)
  • Value-add & Tenant Improvements = $550k
  • Occupancy = 60% when acquired ; 98% within 18 months stabilized
  • Stabilized Annual NOI = $1 million
  • Stabilized Property Valuation = $14 million within 18 months

  • Client's Goal = prepare for sale with a target of $110 million

Nonperforming REO Asset Purchase & Retrofit:

  • Acquisition Price = $215,000 (REO asset)
  • Out-of-Pocket Improvements = $20,000

  • Ancillary Information: conducted an energy forensic audit for the entire 50,000 sqft property that lead to the association implementing an energy conservation retrofit that provided new HVACs, solar, thermostats, insulation, etc. to all building owners without requiring owners to capitalize the improvements or significant increase in association dues.
